As your landlord, we have certain responsibilities to keep your home safe.
Fire safety checks
Before renting out a property, we conduct thorough fire safety checks. This includes testing electrical wiring and ensuring doors and escape routes function properly.
As your landlord, we regularly inspect fire safety measures in communal areas to ensure they are in good condition. To maintain a safe environment, all escape routes must remain clear. Any items left in communal areas will need to be removed, or they will be disposed of.
Smoke alarms
All our properties are equipped with smoke alarms, which we test annually alongside gas appliance checks. If your smoke alarm is missing or not working, please report it immediately.
Fire risk assessments
In blocks of flats, a specialist Fire Risk Assessor ensures that communal areas and facilities meet fire safety standards. Any issues found are recorded, addressed, and shared with residents. We will keep you informed about any necessary actions and timeframes.
Fire safety equipment
If you live in a block of flats, additional safety features may include fire alarms, emergency lighting, sprinkler systems, dry risers and ventilation systems. We employ specialists to service and maintain these systems regularly.
Fire doors
Fire doors help prevent the spread of smoke and fire, protecting escape routes for at least 30 minutes. The self-closing mechanism ensures they shut automatically, reducing the risk of fire spreading.
We inspect fire doors in communal areas and on flat entrances. If you have a fire door, you will be notified of scheduled checks. Please ensure we have access to carry out these essential inspections.
If you find any issues or think your fire door is damaged, you should report this to us as soon as possible.
